Application process

Thank you for considering Full Circle Property Management in your search for a rental home. We are committed to providing equal housing opportunities and process all applications in compliance with the Federal Fair Housing Act.


We apply standardized and consistent guidelines for all applicants to ensure fair practices and to match qualified tenants with homes in Goldsboro and the surrounding areas.


Important Notes:

  1. Complete Applications Required: Applications will only be considered complete once all required documents are submitted. If any applicant (18 years or older) within an application group fails to submit their application or documents, the entire application will be deemed incomplete.
  2. Home Viewing Requirement: Applicants must schedule and view the home in person before applying.     


General Application Guidelines

  • Application  Submission:
    • All individuals aged 18 or older, or legally emancipated minors, must complete and sign a separate rental application.
  • Occupancy Limit:
    • Occupancy is limited to 2 persons per bedroom, as required by local ordinances and fire codes.
  • Application Fee:
    • Each applicant must submit a non-refundable application fee to begin the verification process.
  • Multiple Applications:
    • If multiple applications are received for the same property, the best-qualified applicant will be selected.  
  • Credit and Background Check:
    • A credit history review will be conducted to evaluate the applicant’s ability to meet financial obligations. Excessive delinquencies, collections, or bankruptcies may result in denial.
    • A criminal background check will also be conducted for all applicants.  
  • Income Requirements:
    • Gross monthly income must be at least 2.5 to 3 times the monthly rent.
    • Verifiable Income Documents: 
      • Employed applicants: Recent pay stubs showing the employer’s name, employee        name, pay period, and gross income. Screenshots from apps or documents lacking this information will not be accepted.
      • Military applicants: Submit the most recent LES (Leave and Earnings Statement).
      • Self-employed applicants: Provide the prior year’s 1099 or tax returns.
      • New job applicants: A verified job offer letter is required if pay stubs are unavailable.
      • Other income sources: Provide documentation for child support, Social Security benefits, or similar income sources, detailing the name, dates, amounts, and frequency of payments.   
  • Pet  Policy:
    • Specific pet restrictions apply. A third-party vendor handles pet applications and verifications.
    • Fees:  $300 non-refundable fee for the first pet and $100 for each additional pet. (This can vary based on owners discretion)
    • Emotional Support Animals (ESA): ESA applications are required but are fee-exempt if verified as an ESA.  
  • Rental History Verification:
    • Applicants must provide rental history or homeownership records from the last two years. Delays in providing accurate contact information may result in prioritizing other applicants.  
  • Renter’s Insurance:
    • A renter’s insurance policy with a minimum coverage of $100,000 is required and must remain in effect throughout the lease term. For leases allowing pets, the policy must include pet damage and liability coverage.
  • Non-Refundable Security Deposit:
    • Security deposits are non-refundable after 72 hours from approval.
  • Application Fee Validity:
    • Application fees are valid for 30 days from the original application date. After 30 days, a new application fee will be required.  

Pet Application Process:

  • All rental applicants with pets, service animals, companion animals, or assistive animals must submit a pet application through a third-party screening vendor. Fees apply for general pet applications.
  • ESA applications are required but fee-exempt if verified. The third-party vendor will confirm ESA documentation and guidelines.


Acceptance and Move-In Procedures

  

  • Identification:
    • Approved applicants must provide a valid photo ID (driver’s license, military ID, state ID, or passport).
  • Co-Signer/Guarantor Option:
    • If an applicant does not meet income or credit criteria, a co-signer may be required. Co-signers must meet the same application requirements as the applicant.
  • Reservation Fee:
    • Submit a Reservation Fee ranging from $1000 to 2X the rent amount to hold the property. This fee will be applied as you security deposit upon move-in. 
    • Payment Method: Reservation Fees must be paid via cashier's check or money order. Instructions will be on the approval letter. 
  • Lease Signing:
    • The lease MUST be signed 3 days prior to the move-in date. 
  • Move-in Day Requirement: 
    • Bring any outstanding payments, such as rent or pro-rated rent, pet fees, etc. 
    • Provide all required utility account numbers as outlined in the lease. 
    • Submit proof of renters insurance. 
    • NOTE: Delays in submitted the Reservation Fee or signing the lease and proof of utilities/renters insurance, may result in the property being offered to other qualified applicants.
